Position Title

    Senior Asset Manager


    Friends of Youth has a property portfolio that includes housing, foster homes,
    office locations, treatment facilities, and outpatient offices. The agency owns most
    of its locations, and endeavors to provide respectful and pleasant facilities for its
    clients, staff and neighbors.

    The Senior Asset Manager will ensure Friends of Youth’s physical assets are well
    maintained, and works to maximize social and financial returns. This is an
    engaged, hands-on leadership role managing the plan, coordination, and direction
    of facilities-related activities while actively contributing to the vision, mission, and
    values of Friends of Youth. The position will be responsible for the following, as well
    as additional duties and special projects as assigned by the Chief Financial Officer
    and Chief Executive Officer.


    Essential Functions:
        • Ensure portfolio meets owner physical quality standards, and ensure
        long-term physical health of the portfolio.
        • Work to identify, recommend, develop, implement and support proper care
        and maintenance of all facilities.
        • Identify contracted work needed and accurately define scope of work prior to
        soliciting bids.
        • Develop and maintain asset management plans.
        • Conduct annual capital needs assessments for all properties.
        • Understand compliance issues; work with program and finance staff to ensure
        that obligations are met and regulations are adhered to.
        • Conduct site inspections with program staff and ensure preparation for
        compliance inspections.
        • Serves as primary staff for all property site visits and audits by funders.
        • Plan for capital improvement projects, including budgeting. Work with
        management to secure bids, select contractor(s) to complete the work,
        manage project, and document work completed.
        • Participate in the capital budget process for all properties.
        • Work with facilities staff on schedules for routine maintenance, as well as
        crisis-level responses for emergencies such as fire or flood.
        • Monitor repairs and support insurance claim process when property damage
        or liability claims occur.
        • Manage competing priorities while maintaining a long term vision for Friends
        of Youth properties.
        • Comply with all reporting requirements in a timely manner, internally and to
        funders and regulators.
        • Provide regular reports to senior management on asset management activities.
        • Monitor energy usage of properties, identify resources for energy audits and
        retrofits, and work with property staff to maximize savings to the agency.
        • Maintains a professional and positive working relationship with clients,
        vendors, volunteers, donors, and fellow staff and adheres to the Friends of
        Youth Standards of Conduct.

Required Skills and Qualifications

    Required Qualifications:
        • Bachelor’s degree and/or minimum of six years of asset management and
        supervisory experience.
        • Prior experience with development rehab scope of work, rehab budgets,
        overseeing rehab and repairs, managing contracts and vendors/contractors,
        project management, and inspecting completed work.
        • Ability to comprehend and use informational documents including budgets,    
        financial reports, bids, contracts, industry publications, and legal documents.
        • Ability to stay informed of changes in policy, methods, operations, etc. as
        they apply to property and asset management operations and activities.
        • Experience with Microsoft suite of tools.

    Preferred Qualifications:
        • Demonstrated knowledge of fair housing, real estate finance, and property
        • Effective supervisor who provides direct reports with guidance and feedback to
        build confidence and reach goals.
        • Strong verbal and written communication skills.
        • Self-motivated with effective interpersonal and collaborative working style.
        • Strong commitment to Friends of Youth’s mission.
        • Excellent organizational skills and ability to prioritize work and meet
        • Sound judgement, excellent analytical and problem-solving skills.
        • Team oriented.
        • Able and willing to travel to multiple local sites.
        • Ability to work well with staff at all levels and across all departments of the
        • Knowledge of relevant COA standards and participation in a Performance and
        Quality Improvement process.
        • Employees and volunteers who operate their own or Friends of Youth vehicles
        on Friends of Youth business must have a safe driving record as defined by
        Friends of Youth. Employees and volunteers who operate their own vehicle(s)
        on Friends of Youth business must carry auto liability insurance that complies
        with the requirements of Friends of Youth.

    .75 FTE


   $62,000 - 65,000 DOE
